Cartersville Land

Brownstone acquired 27+ acres of undeveloped land from the Board of Regents of the University System of Georgia located in Cartersville, (Bartow County) GA. This was a complicated site because it had county flood-way, cross easements with the neighbor Walmart, and needed a land swap with Bartow County requiring additional cross easements for storm water drainage.  After working closely with the county, we rezoned the site into a PUD which included:  multifamily, senior housing and commercial portions.  After extensive clearing and grading of the site during the COVID crisis, we sold 16 acres to an apartment developer, 7 acres to a senior housing developer and 2.5 acres to a restaurant developer.  We also formed a property owners association to manage the detention pond and common areas going forward, turning that over to the parcel owners upon completion of the project.
